Job Title: Leasing Manager – Johannesburg-Fordsburg

Introduction

We are seeking to employ a highly energetice, matured, experienced Leasing Mnager. To manage a number of team and internal operations. As a Leasing department Manager, your role will involve for ensuring the successful management and smooth run of the leasing department, responsible for monitoring and managing the team and ensuring all set objectives are met

The ideal candidate should be willing to work in a very fast-paced environment Six days a week and whenever required due to the demand of the work

Duties & Responsibilities

Compliance & Management

  • Ensure Implementation of property leasing and facilities management strategies and framework for the department to achieve objectives in line with the Company corporate plan.
  • Responsible for the Implementation of the operational processes in accordance with the organization’s strategic plans, policies, legislation, and regulations related to property management.
  • Identify, facilitate, and enhance the improvement of business by implementing smooth and effective processes, policies, and procedures and ensuring adherence by all members of the team.
  • Responsible for setting clearly defined objectives for the department, Planning activities and projects well in advance to ensure all objectives are met on time and are aligned with set SOP’s.
  • Ensure time is managed and utilized effectively by the team members; Identify and organize resources needed to accomplish set tasks.
  • Ensure all lease agreements, amendments, and all documentation are maintained in accordance with the company’s procedures and policies.
  • Responsible for tenant renewals, as well of a continuance of renewal schedule and signing of all relevant documents.
  • Liaising with Finance department and cash office to ensure all leases are processes and updated in the system for invoicing and billing.
  • Working hand n hand with the maintenance and security departments to ensure all related tenants’ problems that may arise from time to time are attended too on timely manner.
  • Remain abreast of all required maintenance, repairs and general housekeeping and ensure that the works are (logged in accordance with the necessary procedure) to be addressed with maintenance, as required for all properties within the portfolio.
  • Maintaining lease operational data, information in the MDA (Property Management System)
  • Responsible for all five (5) year contract (Key Money), documentation as well as payment collection
  • To ensure all matters and problems faced by the lease team members are handled and providing maximum support to all relevant departments and external stakeholders.
  • Responsible for Tenants Acceptance Form quotation for both existing and new tenants.
  • Manage, review, analyze, propose and advise management and tenants on product/services, mix concepts, construction requirements and ensure compliance to all contractual obligations.

People management

  • Manage the Performance of the subordinates actively to improve efficiency and increase productivity of the Lease department.
  • Monitor performance against deadlines for the team. 
  • Conducting training for the team and intensely capacitate them and increase efficiencies.
  • Manage implementation of disciplinary action and conflict resolution related to staff whenever required.
  • Ensure meetings are conducted on a regular basis to review and track the progress of the department against their objectives and daily work.

Desired Experience & Qualifications

  • Bachelor’s degree or relevant
  • Minimum 5 years’ experience in lease negotiations with high-level landlords in South Africa
  • Sound knowledge of leasing and lease agreements
  • Excellent negotiation skills
  • Good financial background
  • Strong English proficiency (written and verbal communication)
