Job Title: Operations Manager
Introduction
Our company is currently recruiting for an experienced Operations Manager to join our dynamic team in the Rosebank Mall.
Purpose of the position
The primary responsibilities referred to is a guide only, and the responsibilities of the employee will likely be expanded upon over time and may change from time to time.
The successful incumbent will be responsible for all aspects relating to Soft Services, Building Services, Technical Management, OHS, Utilities, and Capital Expenditure. This will incorporate evaluating and maintaining policies, budgets and cost management, contracts, and standards through execution, supervision, and follow-up. He/ she will also be ensuring legal requirements are met including that of the OHS Act.
Managing all facilities and upkeep of the appointed portfolio. Managing maintenance staff and contractors. Liaising with professional consultants to ensure best practices for all facilities as well as the management of all hand backs, beneficial occupation, and tenant installations. Further, ensuring timeous maintenance programs are prepared and presented to owners for rectification.
Duties & Responsibilities
Overall Responsibilities
- Overall Operations related matters (Technical, Building Services, Soft Services, Health & Safety Utilities, Capex)
Primary Responsibilities
- Technical (HVAC, Electrical, Generators, Escalators, Lifts, Fire Equipment)
- Utilities
- Capex
- Monthly Reports (OPS Themes, Technical reports, Themed Audit Action List, Occupancy reports, Utilities Reports)
- Health & Safety Compliance
- RAG Audit
- Business Continuity Plan (BCP)
- SLA’s
- Point of contact between tenant and Landlord as relates to ALL Facilities matters including but not limited to Technical, Building Services, TIs, plans, utilities, soft services, etc.)
Secondary Responsibilities
- Building Services,
- Soft Services (Security, Cleaning, Hygiene, Pest Control, Parking, Waste Management, Landscape)
- TIs, Take-back inspections,
- Plans, drawings, etc.
Desired Experience & Qualification
Minimum Qualifications
- Project Management or technical / trade qualification
Minimum Experience
- 5-6 years experience in Project Management and or Facilities Management
Computer Literacy
